Newly-published research suggests this famous Derbyshire location enhances surrounding house prices by 55%
A variety of elements influence the price of properties and clearly location is a significant factor.
However, a recent study by www.homedit.com has revealed that specific landmarks within locations can have a large bearing on house prices in the area.
Interestingly, the study also revealed the landmark that adds value to house prices more than anywhere else in the UK is Derbyshire’s very own Chatsworth House.
It was found that Chatsworth ranks at number one in the whole country, adding 55% (£226,599) to the average house property in the area.
To put that in context, the average house price at nearby Bakewell, one of the county’s most celebrated market towns, was given as £409,397 while properties located closer to the stately home saw an average value listing of £635,996.67 per property.
Derbyshire’s Chatsworth was followed in the table by the Eden Project in Cornwall (49% difference to surrounding areas), the Roman Baths in Bath (44%) and Durham Cathedral (41%).

Chatsworth House - the ‘Palace of the Peaks’ - has sat proudly on the edge of the Peak District for centuries; home to the Cavendish family since 1549. It is visited by tourists from around the world, as well as locals, all year round.
Rich in heritage and history, it is undeniably one of the jewels in Derbyshire’s crown.
In order to find property prices immediately surrounding UK landmarks, the postcode for each landmark was inserted into Zoopla and filtered to within a three miles radius.
Property prices listed were then totalled and averaged. The average property prices in the wider city/town/area were obtained through Zoopla’s house prices and values section, then subtracted from the above average values per landmark to calculate the overall increase or decrease.
Property values were extracted on 25/09/2020 and are accurate as of then.
According to rightmove, the average house price in Derbyshire over the past year was £205,629.
