When it comes to property, the old adage is location, location, location. For many though, size is important. We take a look at what areas give you more for your money in terms of house size.
Homes in the Ribble Valley can cost twice as much as in other areas of Lancashire, despite being the same size, according to Office for National Statistics (ONS) analysis of 2016 property prices.
In 2016 the average cost of property sold in England and Wales was £2,395 per square metre with the highest price per square metre registered in Kensington and Chelsea at a staggering £19,439.
The Ribble Valley which includes property hotspots such as Clitheroe and Whalley, led the way at £1,844 per square metre which was twice as much as neighbouring areas such as Pendle and Burnley.
Coastal Lancashire and the countryside came next with the areas of Fylde, which includes Lytham St Annes and Wrea Green averages a cost of £1,818 per square metre and West Lancashire which includes Tarleton and Ormskirk at £1,673 per square metre.
With the healthy job market and growing investment in Manchester, the surrounding areas in Lancashire will offer better value for commuters working in the city. The price per square metre in Manchester and Salford was £1,941 and £1,690 respectively, this compares to Bury £1,579 per m2; Bolton £1,333 per m2; Oldham £1,325 per m2 and Rochdale £1,301 per m2.
If you’re looking for size rather than location, then Burnley, Hyndburn and Pendle offers the best value for money in the whole of the UK.
